    Noticed that it is raining? Our basement doesn't notice-stayed dry. The difference between this home and some of the others on the market is the quality finishes and workmanship (see list below.) Putting the same or similar furnishes in a home needing updating would cost an additional $36,000 alone just for the kitchen. Seller's are offering buyers not working with a realtor 2% off the asking price; offering Realtor's their standard 3% commission if they sell the home. 1. Custom designed and professionally installed kitchen with pullout cabinet drawers, spice cabinets, under cabinet lighting, Kitchen Aid dishwasher, Maytag microwave (10 yr warranty) granite countertops, built-in pantry with storage galore, tile flooring all adds flow and function. This is not just a kitchen with the original builder’s design, or builder’s grade cabinets that have been painted with granite put on top. These are high-end cabinets that cost $36,000 when installed. 2. Old kitchen cabinets were installed in the garage to provide extra storage for the generously sized 2-car garage. 3.Windows replaced on the main and second floors. Triple pane Preservation windows installed on the second story bedrooms increased efficiency and decreased utility bills. Double pane Anderson windows installed on the main floor. Anderson did not offer triple pane, and the triple pane insulates the second story well from the penetration of winds that second stories often get. 4. Doors replaced – The patio door was replaced with an Anderson French Patio Door that improved the insulation from the extreme temperatures of the old door and yet allows a great view of the backyard. The front door was replaced with a Preservation insulated door that improved the insulation of the original builders door that was on the house. 5. Furnace (2014) and air conditioner (2008) replaced with high efficiency furnace and air conditioners. The furnace also has a humidifier on it, which eliminates the need for a freestanding humidifier in the winter. The furnace and air conditioner have been on a regular maintenance plan since installed. 6. The sump pump system has three sump pumps. Two sump pumps are in one sump pump hole, with the battery back up as one of them so if the electricity goes out it continues running. The second hole has another pump so less stress is placed on one pump and can take over should the pump in the other hole goes out. (System installed 2016.)7. All of the non-brick siding was replaced January 2019 with a transferable warranty to the new owner, which allows the whole house to age consistently avoiding uneven discoloration with time. 8. The roof was replaced in 2016. (whole roof tear off and replacement with Lifetime Limited Warranty transferable to new owner). 9. A custom designed fireplace was built and installed in the dining room. This allows the dining room to be used as a cozy sitting/reading area, homework space, or still could be used as a formal dining room if desired.
