    TEXT ONLY. Seller hearing impaired. My home of 33 years is in good condition inside and out. No leaks or other issues. It is time for a new roof. Zillow incorrectly put it has a new roof which it doesn't. The fan forced gable venting has served me well. That and the wholehouse fan were the first things installed when I purchased the house in July of 1993. Three windows need updated and the new (2023) on-demand gas waterheater needs to be permanently mounted. My holdup is removing the old tank which needs cut up to be removed from the corner closet by the kitchen door. Finally the two bedrooms need new carpet or continuation of the wood flooring which I have the flooring to match and including. Personally I'd go with the carpet option and keep the flooring as replacement stock for the rest of the house. All said, it's not much to do. Cost incurred are offset by what I'm including with the house. All appliances including a new (old stock) top of the line gas Kenmore stove which has never been connected to the gas. The line is 90% run and have the last pieces of piping etc.. Also included is the LG bottom freezer which is wonderful and highly recommended. Lastly is an Equator washer/dryer combo which is creatively mounted above the Dishwasher (that too is included) due to space restrictions. All were purchased in 2004 BUT the house was vacant from 2004 til 2016 so its limited single person usage. I also put in the York 2.5 ton 12 seer gaspack during that renovation. The Hotpoint dishwasher works but door seal needs replaced. I have a stainless steel Bosh replacement stored for its replacement. My "todo" list has stove, waterheater and dishwasher completion on it. The bathroom has been redone with all new fixtures that match the kitchens which has a deep well double sink. Barhroom has high toilet with a heated seat. All highly recommended for comfortable living. I'm also including the 3 piece overstuffed leather reclining living room set because I don't want to move it. That isn't cheap either. Outside are 3.5 carports combined for 600 plus usable space. Half of it is basically enclosed and all have new tarps including roof having double tarps with additional strapping to both hold together and add support. New tarp walls surround 90% of it and a new 40 amp electric box added for new outlets someday. Weather stopped that project. This setup has withstood huge amounts of snow, wind and rain since 2001 including the tornados that hit the area in 2011 and since. Overall I'd say I did a good job with carports. If I had the equipment I'd foam spray the tarps and never replace tarps again. As is every 4th yr I've had to replace the tops but last fall I went with the new double roof and heavier 16mil reflective top layer. You think tarp carports and I think working storage and work area. I even have ac and a dehumidifier in the den area. House has a hardwired security and cctv system with additional wifi cctv ptz cameras with motion, two-way voice and texting abilities. Being in the alarm industry has it all overkill. The location is prime for rental. Pricipals only. Cash only. No assignable contracts. No rent to own. Possible lease to purchase with 30% down, 12 months and I can occupy for the 12 months. I do NOT have to sell, move or do anything but I would. Get it? Good. I could use this year to finish business so being able to stay is desirable however anybody coming in with a high cash offer... off I go!! No encumbrances on property. Easy to close. IF YOU HAVE CASH... hurry up. Prices aren't coming down in Knoxville. Period. Did I mention I'm in a great location accessible ffom both interstate I-40 and I-75. The 640 bypass is just around the bend.
