    What's special

Mid-century modern houseGreat lotRoof functioning great
***MID-CENTURY MODERN HOUSE, ON A GREAT LOT, IN A GREAT LOCATION*** > Great Location: Quick & easy walk to Tucson Medical Center / TMC, one of the highest rated hospitals in the entire state of Arizona. Even closer is the main location of Pima Medical Institute. This home is located in the Eastern portion of Midtown / the Garden District, it is ~2 miles from the well-known Tucson Botanical Gardens, which is recommended and promoted by many travel & tourism sites. > Large Lot: 0.21 acre / 9,337 sq ft (per the County). There is plenty of room to expand the house, and/or add a Casita, ADU, etc. There is also plenty of space for off street parking, including a work vehicle, etc. > Cozy Mid-Century Modern House: This home is a great opportunity for an owner who wants to start creating equity, or an investor looking for a good opportunity for rental income or to fix & flip. Updated homes on the same street, as well as surrounding streets, have values approaching $400k. > Safe Neighborhood: As shown on the law enforcement maps/stats online, as well as from the experience that our various family members have had living in this location for decades. > Huge Back Yard with Solid Walls All The Way Around: There is plenty of room for kids to play, as well as your pets, including enough space for multiple large dogs. Also, as part of the mid-century modern theme, there are vintage 1951 decorative tile accents in the back. The solid walls provide more privacy and security than other types of fencing. > Quiet Neighbors: There are currently owner-occupied homes on both sides of this house, as well as the 3 houses across the street. > Vintage Saltillo Tile: 100% Authentic 1940's "Honeycomb" Mexican Saltillo Tile is throughout the entire house (minus the bedrooms & laundry room). The tiles are stamped "MEXICO" and some feature the lovely leaf prints and other special touches that vintage Mexican Saltillo Tile is known for. > Plumbing/Pipes Have Been Updated: We replaced all of the pipes for the hot & cold water, and we've seen no issues whatsoever since. Everything appears to be working great. > Great A/C & Heating: This home has an outstanding and very efficient Honeywell HVAC unit that is seriously above & beyond the needs of a house this size, and we have never been hot in the summer or cold in the winter since this unit was installed. We purposefully purchased a unit with a very high SEER level, and the unit is working amazingly for us, with no issues whatsoever. For buyers who may want to expand the property, this unit could well be very capable of covering the expanded square footage. > Roof Functioning Great: The roof seems to be in great working order, and we have not seen any evidence whatsoever of any problems or leaks throughout the entire monsoon season and all recent rains. > Appliances Included: All appliances are included, including a washer & dryer that both work well, a newer refrigerator/freezer that works great, a dishwasher that works well, and the sink disposal also works well. The only exception is the stove/oven, it would need replaced (only one burner works currently). For the outside area, a working lawn mower is also included. (As of our last usage, everything was working as described.) [info continues below...]
What the owner loves about this home
[...continued from above...] > Buyer's Agents/Brokers: We are willing to work with Agents/Brokers who bring buyers that have read the details about the property & viewed the pictures, have determined that it fits their needs, and are serious about moving forward. _ _ _ We're looking for serious buyers, and we are selling the house as-is. The new owner can decide what they address sooner, what they would rather leave until a later time, and if they want to gain sweat equity or hire others. A few sooner vs later items: A few small/individual window panes have been hit by birds or are cracked -- those individual panes can be replaced & function fine, unless a buyer wants to skip that & upgrade the windows to their choice; Some plaster cracks/patches; Depending on usage, the stove/oven as mentioned before; We have a replacement toilet on-site, but we've had feedback that some buyers want to update the bathroom with their own choices, so it has not been installed. A couple of items at the buyer's discretion/preference: There are a couple of ceiling fans to be replaced or repaired; For the heavy use/traffic areas of the tile that don't get covered up by furniture, we used washable rugs & runners to cover those areas, and that will work for many buyers, but some will want to ~refinish those heavy use areas of the vintage tile. Lastly, we obviously can't know or guarantee every aspect of the property, so as stated before, we are selling the property as-is.
