Owners choose the most qualified applicant within three business days, the application process is not first-come-first-serve. - If your application is accepted, we will email you an acceptance email and send you the lease via Appfolio. The lease must be signed within 48 hours and the first month's rent and security deposit must be paid within 12 hours of signing the lease. If the deposit is not paid, we will cancel the lease and move on to the next qualified applicant. FAIRNESS IN HOUSING DISCLOSURE: we will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government. Please note that we do not accept applications sight unseen. Our applications and leases do not have cancellation clauses, so if you sign a lease, you assume financial responsibility for the total amount of the lease, and if you decide to move out early, tenants are required to locate a qualified replacement tenant at their own time and expense. Once a replacement tenant is located, Simply will process a new application, and the original tenant will be released of the lease liability once the replacement tenant has executed a lease assignment.
