Property: Landlord hereby leases to Tenant the premises located at 567 Market St E, a townhouse in the Lakelands in Gaithersburg, Maryland ("Premises"). Security Deposit: Tenant agrees to pay a security deposit of one month's rent upon signing this Agreement. The security deposit will be returned to the Tenant upon the termination of this lease, less any deductions for damages or unpaid rent. Utilities: Tenant is responsible for paying all utilities, including but not limited to electricity, gas, water, internet, etc. Use of Premises: The Premises shall be used and occupied by Tenant exclusively as a private single-family residence and in accordance with the HOA guidelines of the Lakelands community. Occupants: The Premises shall not be occupied by more than the agreed upon persons without the prior written consent of Landlord. Pets: Pets are allowed on the Premises, subject to the following conditions: Tenant is responsible for any damage caused by the pet(s). Smoking and Illegal Activities: No smoking, illegal drug use, or illegal activities of any kind are allowed on the Premises. Maintenance and Repairs: Tenant shall maintain the Premises in a clean and sanitary condition and shall promptly notify Landlord of any conditions that require repair. Tenant shall be responsible for any damage caused by their negligence or misuse. Alterations: Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of Landlord. Access: Landlord shall have the right to enter the Premises at reasonable times for the purpose of inspecting the property, making necessary repairs, or showing the Premises to prospective tenants or buyers, with at least 24 hours notice. HOA Guidelines: Tenant agrees to abide by all HOA guidelines and regulations of the Lakelands community. Any fines or penalties resulting from the Tenant's failure to comply with these guidelines will be the responsibility of the Tenant. Termination: Either party may terminate this Agreement at the end of the lease term by providing at least 30 days written notice. If Tenant terminates the lease before the end of the term, they may be liable for the remainder of the rent due under the lease term. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of Maryland.
