The home is a duplex and this 2 bedroom unit is the back home (with bigger yard and quieter setting). The front home is already rented and there is a common wall between the 2 units. Tenants have said they never hear each other. The driveway is split with your cars being on one side of the driveway and the other unit gets the other side of driveway. Property is available to rent on Sept 25, 2025. Very close to shops, bus stops, restaurants and an elementary school. Easy stroll to the beach! Owner provides washer/dryer, refrigerator, microwave and stove. Owner is a licensed RE professional and will be self-managing. RENTAL CRITERIA: -Each adult tenant must complete an application. -Each adult tenant must provide their own email address in order to receive an application. -Average credit score amongst all tenants must be 700 or higher. -The household income 2.5 times the monthly rent. -No past evictions. -No excessive accounts in collection on credit report. -No balance owed past or present to: Utility companies or property manager. -No excessive late payments to previous landlord or on credit report. -No recent criminal activity within the past 6 years. -Lease must be signed by all parties within 24 hours of receipt. -Security Deposit is required to be paid in full within 48 hours of approval notification. -You must be willing to start lease within 14 days of property being available. -No Co-signers or Guarantors -Renters insurance naming the owner as "also insured" will be required. REQUIRED DOCUMENTATION WITH APPLICATION: 1. Each applicant must submit the online application and pay the non-refundable application fee. 2. Proof of verifiable income for each applicant emailed to us at time of applying. (NO screenshots accepted) - If employed, copy of last 2 paycheck stubs containing year-to-date info. - If starting job, a copy of your employment agreement/offer letter - If self-employed, copy of prior two years tax returns and business bank statement for the previous 3 months (each document must include all pages). - If retired, proof of retirement income such as social security, disability, liquid assets, personal savings/bank account, or stocks. Copy of last 3 months of bank statements. 3. Pets: A PET ON APPROVAL. information on size and breed must be provided. No dangerous dog breeds. If approved, an additional security deposit will be required. ESA/Service animals: must submit supporting documentation. Owner pays for water. Tenant pays for SDGE and trash. Owner provides washer/dryer, refrigerator, microwave and stove. No smoking inside the home. 1 year lease. Tenant responsible to water and maintain the yard. Renters insurance will be required (typically @$20.00 per month through a reputable company--tenant to verify). One dog will be considered (no dangerous breeds), one parking spot on driveway, street parking as well. Deposit is equal to 1 month rent.
