Property Landlord leases to Tenant the residential property located at: 59 Cottonwood Ave Laconia, NH 03246 The premises are described as a 3-bedroom, 1.5-bath residential dwelling containing approximately 1,700 square feet. 2. Lease Term The lease term shall be for 12 months, beginning August 1, 2026 and ending July 31, 2027, unless extended or terminated according to this Agreement. 3. Rent Tenant shall pay rent in the amount of $3,000.00 per month. Rent is due on the 1st day of each month. Rent shall be paid to JRLiberties LLC by the method designated by Landlord in writing. 4. Security Deposit Tenant shall pay a security deposit of $3,000.00. The security deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning, unpaid utilities owed by Tenant, missing keys, or other lawful charges under New Hampshire law. 5. Late Fee If rent is not paid when due, Tenant shall pay a late fee of $100.00. Acceptance of late rent does not waive Landlord's right to enforce this Agreement. 6. Utilities Tenant is responsible for all utilities and services for the premises, including but not limited to electricity, heat, fuel, water, sewer, trash, cable, internet, and any other utility or service used by Tenant, unless otherwise agreed in writing. 7. Use and Occupancy The premises shall be used only as a private residential dwelling. Tenant shall not sublease, assign, rent rooms, or allow additional occupants without Landlord's prior written consent. 8. No Smoking Smoking, vaping, marijuana use, or any similar activity is not permitted inside the dwelling. Tenant is responsible for any odor removal, cleaning, repainting, damage, or repairs caused by smoking or smoke-related activity. 9. Pets No pets are permitted unless Landlord gives prior written approval. 10. Maintenance and Repairs Tenant shall keep the premises clean, sanitary, and safe. Tenant shall promptly notify Landlord of any damage, leaks, plumbing issues, electrical problems, heating issues, pest problems, or needed repairs. Tenant is responsible for damage caused by Tenant, Tenant's guests, occupants, invitees, or negligence. 11. Alterations Tenant shall not paint, remodel, install fixtures, change locks, remove fixtures, mount televisions, make holes beyond ordinary picture hanging, or alter the premises without Landlord's prior written consent. 12. Landlord Entry Landlord may enter the premises for inspections, repairs, maintenance, emergencies, showing the property, or other lawful purposes with reasonable notice, except in emergencies. 13. Compliance With Laws Tenant shall comply with all federal, state, local, health, fire, housing, zoning, and safety laws and rules. Tenant shall not create a nuisance, disturb neighbors, damage the property, or engage in illegal activity. 14. Move-In Condition Tenant accepts the premises in its current condition unless a written move-in inspection report states otherwise. Tenant should provide Landlord written notice of any existing damage within 7 days of move-in. 15. End of Lease and Move-Out At the end of the lease, Tenant shall return the premises clean, empty, undamaged beyond ordinary wear and tear, and with all keys, remotes, and access devices returned. Tenant shall remove all personal property and trash. 16. Default Tenant is in default if Tenant fails to pay rent, violates this Agreement, damages the property, creates a nuisance, allows unauthorized occupants, fails to maintain utilities, abandons the premises, or violates law. Landlord may pursue all lawful remedies available under New Hampshire law. 17. Notices Any notice required under this Agreement shall be in writing and delivered personally, mailed, emailed, or otherwise delivered according to New Hampshire law. 18. Governing Law This Agreement shall be governed by the laws of the State of New Hampshire. 19. Entire Agreement This Agreement contains the full agreement between Landlord and Tenant. Any change must be in writing and signed by both parties. 20.
