The house backs up to 79 contiguous acres of virgin forest that is designated open space woods and can never be developed but can be legally enjoyed by the homeowner. It is one of only 8 houses in the development that have direct access to the woods (also this is one of the only houses that can see the river from your back windows and deck, although with all the trees you can barely see it). The house is near the top of a hill far above the river, so there is absolutely no flooding risk. The location also provides you with great neighbors, a family oriented environment, and a protected cul-de-sac where the children (and adults!) come outside to play and interact all the time. The house was featured on an NBC 10 local news story because of its massive solar system (grid tied) which provides enough free electricity to cover 100% of the electric bills year round, and even provides extra which is sold back to the utility company (Peco) for profit. I specifically chose this lot in the development not only for access to the woods but also because it faces solar south which is ideal for free energy (both photovoltaic and passive solar). Upgrades to the house include granite counters (black galaxy), burber carpeted family room, upgraded premium carpets and padding for the whole house, hardwood floors, gas fireplace, free-standing woodstove (which is capable of heating the ENTIRE house amazingly well due to open floor plan and optimal installation), jetted tub in master bathroom, dedicated office on first floor, second floor laundry for optimal convenience, sheds for outdoor storage, stadium seating and 10 foot screen in family room for home theater that will blow you away. Walls wired (for speakers, video, and Ethernet), walk out basement (this was a premium upgrade not available to most other homes in the development, also has full basement), wood deck, vaulted ceilings in family room and master bedroom, thermostatically controlled attic fan, five ceiling fans (including one in every bedroom), digital antenna and cabling installed for free digital/HDTV reception, fios for lightning fast fiber optic internet service, large vegetable, flower, and fruit gardens, over a dozen productive all organic apple and pear trees that produce an abundance of amazing fruit annually, grape vines, blueberry bushes, raised strawberry beds that will wow you. It even has a bat house at the woods edge for fantastic natural mosquito control (it works!). The house has a new roof as of 2012 (premium architectural shingles) which is a feature most homes in the development do not have. When comparing prices, you need to consider the complete package: direct access to 79 acres of woods is extremely valuable (priceless to me) in areas that are built up and have all the amenities people want (dining, entertainment, excellent grocery stores, good schools, jobs, public water & sewer, natural gas, low crime, etc). In some new developments people pay tens of thousands of dollars in "lot premiums" to have direct access to woods. I also have a massive solar system (20k), a new roof(8k), walk out basement (10k), deck, jetted tub, granite counter tops (5k), a woodstove with interior flue and double wall stainless steel chimney (5k, it is rare to find a properly installed woodstove which optimizes heat exchange), productive fruit trees (takes a decade to establish), etc. Appraisers/zillow may not recognize value that actual home buyers do recognize.
