    Stunning 2 bedroom main floor apartment in a 4 apartment house in the annex at Dupont/St. George. Apartment boasts stainless steel fridge (not in picture), microwave, dishwasher, washer/dryer, GAS stove, wall A/C. One bedroom is off the living room facing Huron Street. The second bedroom is off the kitchen and faces the garden. Shared use of garden and front porch. This apartment has been owner occupied for years and is now coming back on the market. The Annex area is highly desirable. Restaurants, grocery and parks are close by. 3 major subway stations are within short walking distance as is the streetcar with quick and easy access to Toronto's finest including restaurants, theaters, downtown, university and hospitals. Tour of the apartment is available by appointment. Outdoor parking is available or letter can be provided for street parking. Last month rent is required upon signature of lease. First month rent must be paid before receipt of keys. As this is a house, smells and sounds carry more than in a concrete building. We feel it's important to mention the other tenants sharing the common space. The house is currently occupied with 3 other considerate, quiet tenants, 2 of whom work from a home office, the third is a professional cellist (3rd floor). All are pet free and non smokers. The 2nd and 3rd floor tenants access their units from the rear door. The basement tenant accesses his unit from a private side door. Mailboxes for all apartments are located on the front porch. The ideal tenant will fit into this house in a harmonious way. Rent does not include electricity. Heating is provided by gas hot water boiler. The front deck is currently under renovation - we expect work to be completed within a month. Owner pays for water and gas heating. Tenant pays for 1/4 the house hydro bill. A/C uses electricity. In the past 3 years, monthly bills range between $38 and $80 depending on the season and usage. As hydro is shared, no electric vehicles are permitted on the premises or are to be fueled by the electricity from the house. High drawing use of electricity is also not permitted (datamining, etc). Heat in this apartment is run on hot water boiler. The house is currently pet free. We prefer no pets, but this is negotiable depending on the type and number of pets you have. As this is a house and smoking inside the house will go into the other units in the house, smoking should be done outside only. There are currently no smokers in the house. There is a parking spot available behind the house for $150/month. We can also provide a letter for street parking. Tenants are expected to share in the responsibility of salting (salt and shovels provided), shoveling light dusting of snow. Landlord will hire someone for larger volumes of snow. Tenant is responsible for sharing in responsibility of bringing out and bringing back in recycling and garbage bins. Green bin and recyclables must be adhered to as per City of Toronto regulations and by-laws.
