Tenant is responsible for routine maintenance and minor repairs due to tenant use, including items such as light bulbs, clogged drains/toilets, and general household upkeep. Tenant agrees to replace A/C filters every three (3) months (approximately $75 annually). A washer and dryer are provided for tenant use as a courtesy. Owner will not repair or replace these appliances. No smoking of any kind permitted inside the home or on the property. No exceptions. No subleasing permitted.
