Zillow has listed this as a "room for rent," but I am renting out the full two floors of the house. Neighborhood: - Lake Saponi neighborhood, about 25 minutes north of Charlottesville - Quiet, secluded neighborhood with many families and residents who regularly walk throughout the community. Note: - Standalone, walk-out basement (not included in this rental) is separately occupied by one tenant. He's a geo-bachelor, in his 30s, a full-time engineer, and travels most (if not all) weekends. He was previously my colleague and now a good friend. - Basement is currently being renovated, so it will be brand new with its own living area, bathroom, kitchenette, and washer & dryer. - Elements that will be shared with the basement tenant include the mailbox, driveway, yard, and HVAC (the thermostat is on the main level; you will control this). - The basement has a separate entrance/exit to the rest of the house. Perks: - Monthly cleaning (bathrooms and kitchen) will be provided if allowed by the tenant - Regular yard maintenance is already established. - You will cover 70% of the home utility costs; the basement tenant will cover the remaining 30%. Typical monthly utility costs: o Water/sewer - $70 o Electricity - $100-200 o Trash - $40 o Internet - $100 (should be reduced soon) I've lived in this house for three years and loved it. I'm only leaving for a new job in Georgia. I am open to leaving my furniture there, if the new tenants would prefer a furnished/partially furnished house.
