For $10, grab an Uber to the Museum of Art, The Barnes, Franklin Institute, etc. This neighborhood is convenient to everything, but not in the middle of it all. Walk a few blocks in any direction for all types of activities. From Penn's Landing to South Street, Passyunk Square to the gayborhood, Avenue of the Arts to Rittenhouse Square. But honestly, you don't need to go more than a few blocks for some of the best restaurants and bars in the city. Passyunk Avenue has become a mecca for trendy new restaurants, and many are amazing. South Street is known for eclectic shopping, divey bars, and a variety of good quick food options. The Washington Avenue area has become nicknamed "Little Saigon" for its very rich variety in ethnic restaurants. Fourth Street ("Fabric Row") is also becoming a happenin' strip, and is just a few blocks away. Of course one of the more well-known stops, the Italian Market, is just two blocks west. You can get basically to anything and everything you might need in this section of the city, and most within a few blocks of the house. There are both a CVS and a Rite-Aid nearby, for groceries - Whole Foods, Superfresh, and ACME within walking distance, and within a couple miles car ride - a Target. Buses go both north and south on the closest numbered streets. Uber or Lyft usually gets to the doorstep within five minutes. Traditional cabs are available on Washington, however we walk basically everywhere. Residential Lease Agreement Key Terms Term: 12 months (common), but could be adjusted to academic-year leases (9-10 months) for student renters. Renewal: Automatic renewal with 60 days' notice from either party to terminate or modify terms. 4. Utilities & Maintenance Tenant Pays: Typically electricity, gas, water, internet/cable. Repairs: Landlord covers structural, major plumbing, HVAC, and appliance repairs as a result of typical use. Tenant responsible for minor maintenance (e.g., replacing lightbulbs, unclogging drains). Parking & Access Street Parking: Subject to city regulations. Quiet Hours: Typically 10 PM - 7 AM (especially in student areas). Tenant Behavior: No illegal activities, excessive noise, or nuisance complaints. Required: Renters insurance with at least $100,000 liability coverage. Entry & Inspections Notice for Entry: Landlord must provide 24-hour notice, except in emergencies.
