    Please read the entire post before responding! :) 2bd/1ba detached house (not a duplex or condo), large fenced yard great for dog(s), garden space and front porch, locked basement for storage (bikes, ski/camping gear, etc.), 2 off-street parking spaces, in-unit washer and dryer with small laundry room, walk-in closet in primary bedroom, large linen closet in bathroom, pantry in kitchen, quiet neighborhood, mile walk to Light Rail 'W' Line, convenient access to 6th Ave. and I-25/downtown or foothills, walk or bike to trails, dog park, shopping nearby at Sloans Lake or walk to the Barnum Park rec center and pool. Great setup for 2 single persons or couple, working or going to school downtown! New windows throughout (very energy efficient, helps keeps it cool in the summer/warm in the winter), newly renovated interior, new lighting fixtures and ceiling fans, just painted in July 2025, wood floors throughout (no carpets to clean!), very clean, non-smoking. Up to 2 small - medium sized and well-behaved dogs allowed; sorry but we cannot accept cats, no exceptions, please don't ask. The property is available immediately.
