RENTAL CRITERIA: * An application is required from each person 18 years of age or older that will be residing at the residence * Each applicant must pay a $60 non-refundable application processing fee online with credit/debit card * Providing false, incorrect, or incomplete information will result in the application being declined SECURITY DEPOSIT The amount of one month's rent to be paid as the security deposit via certified funds (money order, cashiers check, bank WIRE, etc.), payable to RE/MAX ALLIANCE, no later than at the signing of the lease agreement. CREDIT CRITERIA We will obtain a credit report for each applicant and guarantor. Credit reports supplied by applicants will not beaccepted. Discharged bankruptcies will be considered. In most cases, a credit score should be above 620 to receive an acceptable rating in this area; however, the score is not the sole determining factor. INCOME CRITERIA Applicant's monthly debts (including projected rent amount) should not exceed 45% of their monthly gross income. Income will be verified from copies of prior pay stubs that should be provided with the application. Self-employed applicants should provide their most recent tax return and three months bank statements. Unverifiable income will not be considered. RENTAL HISTORY We will attempt to verify the applicant's previous rental history at their two most recent rental residences. We will be verifying dates of tenancy, rent amount, payment history, account status, and any other information the property owner may request. Ideally applicants will have at least 2 years of verifiable, positive rental history Pet considered w/$25 mo pet rent + $250 non refundable pet fee. Each adult must submit online app & pay $60 app fee. Good credit required (620+). Tenant pays all utilities. No smoking. Lease must start within 30 days to be considered.
