Solar panel system serving the Premises. (Lower electrical cost as long as the sun is available.) Central HVAC system. Washer and dryer. Oven Refrigerator. Microwave. Major HVAC repairs and replacement are the responsibility of the Owner, subject to the terms of this Lease. Major plumbing repairs are the responsibility of the Owner, subject to the terms of this Lease. Lawn maintenance is the responsibility of the Renter. Electricity, water, sewer, and trash services are the responsibility of the Renter. Internet and cable services are the responsibility of the Renter. The Owner shall be responsible for the purchase, installation, and ownership of the solar panels serving the Premises. The Owner shall maintain insurance coverage for the HVAC system and shall be responsible for major repairs and replacement of the HVAC system, except where damage or malfunction is caused by the Renter's negligence, misuse, or intentional acts. Renter Responsibilities. The Renter shall be responsible for payment of all utilities and services provided to or used at the Premises, including, but not limited to, electricity, water, sewer, and trash collection. The Renter shall also be responsible for routine lawn and yard maintenance and for internet service Smoking allowed only outside.
