No late payments on rent in the last 7 years. 8. Two favorable references from current and prior landlords. 9. No prior rental evictions. 10. Not accepting reusable tenant screening reports. 11. No sublet, no Airbnb. 12. No co-signers 13. Rental applications are accepted only after potential tenants complete tenant pre-screening criteria and have toured the property in person. 14. Must show a valid Government Issued ID prior to touring the property. 15. Must complete tenant screening and rental application for each occupant (18 years and older) 16. All applicants (18 years and older) are subject to a non refundable $40 application fee. 17. 1 dog allowed (with additional pet screening) on a case by case basis, $500 non- refundable pet deposit. Recurring monthly pet rent is: $50/month (excluding service animals) 18. Tenants must obtain and show proof of renter's insurance prior to moving in. 19. Falsely answering questions on rental applications is grounds for denial of tenancy. 20. Minimum 1 year lease. Other Important Lease Information: Parking is additional $200/month (not optional). Water, Sewer, Garbage: $100/month. $600 Non refundable move in fee (charged by HOA). No Smoking/Vaping inside the building including unit and common areas. All tenants and their guests must agree and comply with rules enforced by the homeowner's association (HOA).
