Must have a favorable rental history of at least 7 years (no late rent payment, no damage in excess of normal wear and tear, no violations, compliance to rules in lease terms) 7. No late rent payments in the last 7 years. 8. Two positive/favorable references from current and prior landlords. Prior landlord references must have a valid phone number and email address. 9. No prior rental evictions. 10. Not accepting reusable tenant screening reports. 11. No sublet, no Airbnb. 12. No co-signers 13. Rental applications are accepted only after all potential tenants complete tenant pre-screening criteria and have toured the property in person. 14. Must show a valid Government Issued ID prior to touring the property. 15. Must complete and submit tenant screening and rental applications with no material misstatements/omissions for each occupant (over 18 years of age and older) 16. All applicants (over 18 years of age and older) must meet the rental screening criteria. Failure to meet the criteria will result in denial of rental application. 17. All applicants (over 18 years of age and older) are subject to a non refundable $40 application fee. 18. 1 dog allowed (with additional pet screening) on a case by case basis, $500 (refundable) pet damage deposit.
