Negligence: Tenant is liable for repairs caused by misuse, clogs (due to wipes/grease), or negligence. IV. Occupancy & Parking Occupancy Limit: Maximum of 4 residents. No unauthorized long-term guests (exceeding 7 days). Parking: One (1) dedicated reserved parking spot is provided. HOA Parking Rules: Per HOA covenants, common/unassigned spots are for short-term guests only. Residents parking in guest spots are subject to HOA fines/towing at their own expense.
