Lease Term This is a furnished mid-term rental for a period of 28 days or longer. This agreement is governed by California landlord-tenant law and does not constitute a hotel or short-term lodging. 2. Rent & Payment Monthly rent is due on the agreed date. Late payments may result in fees and legal action as permitted under California law. 3. Security Deposit A security deposit is required and will be handled in accordance with California Civil Code 1950.5. The deposit may be used for unpaid rent, damages beyond normal wear and tear, or lease violations. 4. Utilities & Energy Usage Utilities are included up to a reasonable monthly usage cap. Excessive or abnormal usage will be billed to the Tenant. 5. Furnished Property The property is provided fully furnished. Tenant agrees not to remove or damage furniture, appliances, or included items. 6. Pet Policy No pets are allowed unless approved in writing. Tenant is fully responsible for all pet-related damages. 7. Maintenance & Damage Responsibility Tenant must maintain cleanliness and promptly report maintenance issues. Tenant is responsible for damages caused by misuse, negligence, or guests 8. Occupancy & Guests Only approved occupants may reside in the unit. Extended guest stays require written approval. 9. Quiet Enjoyment & Conduct Tenant agrees to respect neighbors, HOA rules (if applicable), and local ordinances. 10. 72-Hour Notice & Eviction For nonpayment of rent or material lease violations, Landlord may serve a legal 72-hour Notice to Pay Rent or Quit, or Perform or Quit, in accordance with California law. 11. No Subleasing Tenant may not sublease, assign, or list the property on any rental platform without written consent. 12. Liability Landlord is not responsible for Tenant's personal property. Renter's insurance is strongly recommended. 13. Governing Law This Agreement shall be governed by the laws of the State of California. 14. Entire Agreement This document represents the full agreement between both parties. Any changes must be in writing.
