The Tenant will be charged an additional amount of $20.00 per day for any Rent that is received after the greater of 3 days after the due date and any mandatory grace period required under the Act, if any. The Tenant will pay the Landlord a non-refundable pet fee of $200.00 (the "Pet Fee") The Tenant is hereby advised and understands that the Landlord does not insure the personal property of the Tenant for either damage or loss, and the Landlord assumes no liability for any such loss. Suppose the tenant decided to break this lease before the term of the lease. In that case, the Tenant will be responsible for paying $2,500 in penalty fee to the Landlord and pay the equal amount of the rent till the property is rented against the same monthly cost of rent as aforementioned in this contract.
