The covered back patio is excellent for a quiet cup of coffee, grilling in the summer, or just relaxing outdoors. The neighborhood that this home resides in offers gated access, a community pool, grass area for dogs or children to play, as well as easy walking access to grocery stores, restaurants, parks, and other destinations. All adults who wish to reside at this property must be included on the lease agreement. A maximum of 4 vehicles is allowed on the premises (2 in the garage and 2 in the driveway). Renters are responsible for all utilities. Tenants shall abide by all laws and local ordinances. No smoking, vaping, or e-cigarette use of any kind allowed within the home. Tenants shall not use this property to conduct or operate a business. All tenants shall abide by HOA policies, and the landlord shall provide a copy of the latest HOA rules and regulations prior to tenant move-in. Violation of these rules shall be grounds for termination of the lease. Tenants shall not cause excessive noise or noise disturbances. The first noise complaint shall result in a written warning to the tenant. The second noise complaint shall result in a written warning and a $100.00 fine. Any further offenses shall be grounds for termination of the lease. Cats and small dogs are permitted at this property. All pets must be disclosed on the lease, and a $200.00 per pet fee will be collected with the security deposit. A maximum of two pets are allowed to reside at this property. It is the tenant's responsibility to keep both the interior and exterior of the home clean and free of pet waste, excessive hair, and other mess. The tenant is responsible for all damage caused by their pets and all other pets willingly allowed to enter the property. The tenants shall ensure that their pets do not cause a disturbance for any other community residents. If the landlord is made aware of any reasonable pet disturbances, noise related or otherwise, the tenant shall be given written notice to resolve the matter within 7 days. If the matter is not resolved within 7 days, the landlord reserves the right to require the removal of the offending animal from the property. Tenants are responsible for keeping the premises, both interior and exterior, clean as well as repairing any damage caused by neglect or abuse. The landlord shall be responsible for maintaining a livable property and completing any necessary repairs to damage not caused by the tenant. The cost of repairing any damage that is not typical wear and tear and was not documented upon move-in, shall be deducted from the tenant's security deposit. Tenants are responsible for having the carpets professionally cleaned at the culmination of the lease or every 12 months, with a receipt to be provided to the landlord. The tenants are responsible for having the house professionally cleaned or clean the house themselves to the same standard at the culmination of the lease or every 12 months. If the home is not cleaned to this standard, the owner reserves the right to use the tenants security deposit to pay for a professional cleaner. The tenants shall replace the furnace filter every 60 days. Tenants shall allow the landlord and/or vendors, including but not limited to plumbers, electricians, and contractors, access to the property when given at least 24 hours written notice. Rent is due every one month from the first day of the lease agreement, and is late five days there after. If rent is not paid within five days of the due date, a 5% late fee shall be assessed. If the rent and fee are still not paid by the tenth day after the due date, an additional 5% fee shall be assessed. If rent and fees are not paid by the fifteenth day after the due date, the owner reserves the right to terminate the lease and take all appropriate legal action against the tenant. Rent may be paid via check, or electronic transfer. Any other form of payment must be approved by the owner in writing. In the event that a tenant's check bounces, the owner shall impose a $25.00 fee for the first bounced check and a $35.00 fee for all future bounced checks. The owner reserves the right to increase the monthly rent at the culmination of the initial lease or after 12 months from tenant move-in. The tenant shall be informed in writing of any rent increases at least 30 days prior to the enactment of said rent increase. A move-in and move-out inspection of the house shall be done by the landlord. All findings shall be documented in writing and by photograph when possible. The tenant shall be provided with a copy of all findings.
