Fees and Screening
Security Deposit: One month's rent.
Application Fee: $40 per adult applicant when applying directly, covering the cost of credit, background, rental-history, and related screening. Applicants may alternatively apply through Zillow using Zillow's application process and applicable fee.
Screening Criteria: Written rental and screening criteria will be provided before an application fee is collected.

Renter's Insurance: Proof of renter's insurance is required before move-in.
Utilities and Property Care
Tenants are responsible for electricity, water, garbage, internet/cable, and other individually billed services. The property uses a septic system, so the reference to a sewer utility should be removed. The prior lease also places responsibility for general utilities and yard maintenance on the tenant.
Tenants are responsible for routine lawn, shrub, tree, and landscaping care throughout the tenancy. Parking is intended for privately owned, properly licensed and operable vehicles. RVs, trailers, boats, vehicle parts, and inoperable or unlicensed vehicles may not be stored at the property without prior written approval.
Pets
Pets are considered individually and require prior written approval and a signed pet addendum. Breed, size, number of pets, rental history, and insurance requirements may be considered. Approved pets are subject to a nonrefundable pet fee and monthly pet rent, disclosed and agreed upon before lease signing.
Tenants are responsible for pet-related cleaning, waste removal, odors, and damage. Assistance animals are not considered pets and will be handled in accordance with applicable housing requirements. The prior pet agreement allowed both dogs and cats and made tenants responsible for pet damage and cleanup.
Smoking
Smoking and vaping are not permitted inside the home.
Move-Out Requirements
The lease may require professional carpet cleaning with a receipt at move-out. The additional rules also require professional roof and gutter cleaning, including moss treatment, with proof of service at the end of the tenancy.
