I only do showings after a pre-approved Zillow ONLINE application. They include water, sewer, trash, garage, central AC and rec. room in the basement. (rec. rm. not a bedroom) No pets. I only do a 6 month lease that becomes month to month with 45 days notice. Minimum income is $3750 gross. I like to see a credit score of at least 600. I require a local rental reference. No unsatisfied evictions in the last 5 years. Intially a 6 month lease that becomes month to month with 45 day written notice required to vacate. Tenants can't move during December, January or February.
