Information We Will Access for Screening: In order to process your rental application, we will access and review the following types of information: A consumer credit report. A rental history report from previous landlords. A criminal history background check. Verification of your employment and income. 2. Screening Criteria for Approval/Denial: Your application may be denied based on the following criteria: Credit History: Insufficient credit history, excessive debt, or past-due accounts. A credit score below 700 may result in denial. Rental History: Negative references from previous landlords, including but not limited to: Failure to pay rent on time. Damages to a previous rental property. Evictions or an unlawful detainer action. Breaches of a prior lease agreement. Criminal History: Convictions for a felony or any crime that would indicate a risk to the property, other residents, or neighbors. This includes but is not limited to: [Be specific but fair and non-discriminatory. Examples might include: "convictions for violent crimes," "drug-related offenses," or "crimes against persons or property. "Income: Insufficient verifiable income to meet the rental requirements. The total monthly gross income for all applicants must be at least 3 times the monthly rent. Other: Falsification of information on the rental application. Inability to provide positive references. 3. Comprehensive Reusable Tenant Screening Reports: We will accept a comprehensive reusable tenant screening report made available by a consumer reporting agency. If you will accept them: The report must be no older than 30 days. The report must be made directly available to us by the screening agency. The report must contain the following information: full name, social security number, current and past addresses, a credit report with a credit score, and criminal and eviction history.. 4. Tenant Screening Fee: The non-refundable application screening fee is $35] per applicant. This fee covers the actual costs of obtaining the background information outlined above. The amount charged does not exceed the customary costs charged by screening services in the general area. You will not be charged a fee if we use a comprehensive reusable tenant screening report provided by you. 5. Applicant Rights: If your application is denied (an "adverse action") based on information from a consumer credit report, you have the right to a free copy of the report from the consumer reporting agency that provided the report. You also have the right to dispute the accuracy of the information in the report. We will provide you with a written notice of the adverse action and the reasons for it, including the name and address of the consumer reporting agency, as required by law. A $75 late fee will be charged if payment is not received by the 5th. An additional $5 fee will be added for each day after the 5th until the rent is paid. NSF/Returned checks will incur a $75 fee. Utilities must be paid within 5 days of posting. A $25 late fee will be charged, plus an additional $5 per day until paid. If rent or utilities are not paid within 15 days, a "10-Day Notice to Pay or Vacate" will be issued. Use of Property The premises are for use as a dwelling only. Subletting is not permitted. Guests staying longer than the time period specified in the lease must have prior written consent. No pets, waterbeds, pianos, or organs are allowed without the landlord's written consent. Tenants are responsible for keeping their unit and all common areas clean and sanitary. Do not block common areas (hallways, etc.) with personal items. No parties or loud, disruptive activities are permitted, and a 10 PM curfew for loud noise is enforced. No smoking is allowed on the property. A $1 fee will be charged for each cigarette butt found. All garbage and debris must be disposed of properly. The tenant is responsible for damage caused by negligence (e.g., stopping drains, overflows, etc.). Maintenance & Repairs Tenants must immediately report any needed repairs, including leaky faucets or equipment malfunctions. Do not tamper with locks, appliances, or make any alterations to the unit. Tenants must allow the landlord access to the unit for inspections, repairs, and showings with 24 hours' notice (or less in an emergency). Parking One vehicle per tenant. All vehicles must be in working condition. No parking is allowed in or around the carport. No recreational vehicles (RVs, trailers, boats, etc.) are allowed on the property.
