Property will be ready soon Tenant is responsible for all utilities RESIDENTIAL LEASE AGREEMENT Renter Responsibilities & Property Care Rent must be paid in the manner designated by the Landlord. 5 day grace period for payments. $25.00 late fee after grace period. Any applicable late fees must comply with applicable law and the terms of this Agreement. Failure to pay rent when due may constitute a violation of this Agreement and may result in legal action as permitted by law 2. UTILITIES Unless otherwise agreed in writing, Tenant is responsible for all utilities and services associated with the property, including: - Electricity - Gas - Water/sewer - Trash service - Internet/cable - Any other service specifically assigned to Tenant Tenant must keep required utilities active throughout the lease term. Tenant is responsible for damage caused by failure to maintain required utilities, including damage caused by freezing pipes or inadequate heating, to the extent permitted by law 3. CLEANLINESS AND GENERAL CARE Tenant must keep the rental property clean, sanitary, and reasonably maintained. Tenant agrees to: - Keep floors, walls, appliances, bathrooms, and fixtures reasonably clean. - Properly dispose of trash. - Prevent excessive dirt, grease, stains, or buildup. - Keep the property free of conditions that could attract insects, rodents, or other pests. - Use appliances, plumbing, electrical systems, heating systems, and other property components properly. - Promptly notify Landlord of leaks, water damage, mold-like conditions, pest problems, or other maintenance concerns. -Replace heating and cooling air filters every 1-3 months. Tenant may be responsible for costs resulting from damage caused by Tenant's negligence, misuse, or failure to promptly report a problem, as permitted by law. 4. DAMAGE TO PROPERTY Tenant is responsible for damage to the property caused by Tenant, occupants, guests, pets, or other persons under Tenant's control, except for ordinary wear and tear. Examples include, but are not limited to: - Broken doors or locks - Broken windows - Damaged flooring - Damaged walls - Excessive holes in walls - Damaged appliances - Clogged plumbing caused by misuse - Damage caused by unauthorized alterations - Pet damage - Smoke or fire damage caused by Tenant's negligence - Damage caused by failure to report leaks or other problems promptly Tenant must notify Landlord promptly when damage occurs. Tenant may not repair major damage or hire contractors on behalf of Landlord without prior written authorization, except when immediate action is reasonably necessary to prevent further damage. 5. MAINTENANCE AND REPAIRS Tenant must promptly report maintenance problems to Landlord. Tenant may not intentionally damage, disable, remove, or alter any part of the property. Tenant is responsible for routine care and minor upkeep customarily assigned to tenants, while Landlord remains responsible for obligations imposed on the Landlord by applicable law. Tenant must provide reasonable access for legally permitted inspections, maintenance, repairs, and emergencies after required notice. 6. PLUMBING Tenant agrees to use plumbing fixtures properly. Tenant must not flush or place items into toilets, drains, or plumbing systems that could cause a blockage. Tenant is responsible for damage or service costs resulting from misuse or negligence, to the extent permitted by law. Tenant must immediately notify Landlord of: - Leaking pipes - Running toilets - Clogged drains - Low water pressure - No hot water - Water leaks - Frozen pipes - Any unusual plumbing condition 7. HEATING, AIR CONDITIONING, AND TEMPERATURE Tenant must use heating and air-conditioning systems properly and replace filters every 1-3 months. Tenant must take reasonable precautions to prevent freezing pipes during cold weather. Tenant must not turn off required heat when freezing conditions could cause property damage. Tenant must promptly report heating or air-conditioning problems to Landlord. 8. LAWN AND YARD Unless otherwise agreed in writing, Tenant is responsible for ordinary lawn and yard maintenance, including: - Mowing - Trimming - Removal of excessive leaves - Keeping outdoor areas reasonably clean - Proper disposal of yard waste Tenant may not remove trees, substantially alter landscaping, plant permanent landscaping, or make other significant exterior changes without written permission. 9. SNOW AND ICE If assigned to Tenant, Tenant is responsible for reasonable snow and ice removal from areas specifically designated in this Agreement: Tenant's snow/ice responsibility areas: Front of property - sidewalk and parking space. Tenant must comply with applicable local requirements concerning snow and ice removal. Nothing in this Agreement relieves either party of responsibilities that cannot legally be transferred. 10. TRASH Tenant must properly store and dispose of household trash. Trash may not be accumulated inside or outside the property in a manner that creates odors, pests, health concerns, or property damage. Tenant is responsible for costs associated with improper disposal caused by Tenant, occupants, or guests. 11. ALTERATIONS Tenant may not make alterations or improvements without prior written approval from Landlord. This includes: - Painting - Installing permanent fixtures - Changing locks - Installing satellite dishes - Installing large appliances - Modifying electrical or plumbing systems - Installing flooring - Building structures - Making substantial holes in walls Any approved work must be performed in a professional manner and in compliance with applicable law. 12. SMOKING Smoking is: Prohibited Permitted If smoking is prohibited, Tenant, occupants, and guests may not smoke inside the property. Tenant may be responsible for reasonable costs associated with smoke-related damage, odors, or remediation to the extent permitted by law. 13. PETS Pets are: xNot permitted Permitted with written approval No pet may be kept at the property without required written approval. Tenant is responsible for damage, odors, stains, waste, or other property damage caused by Tenant's pets, subject to applicable law. 14. GUESTS AND OCCUPANTS Tenant is responsible for the conduct of occupants and guests while they are on the property. Tenant may not allow unauthorized persons to establish residency at the property. Tenant must notify Landlord of any permanent change in occupancy as required by this Agreement and applicable law. 15. ILLEGAL OR HAZARDOUS ACTIVITY Tenant may not use the property for illegal activity or activities that create unreasonable risks of fire, damage, injury, nuisance, or danger to other persons or property. Tenant may not store hazardous materials at the property except ordinary household products used in accordance with their instructions and applicable law. 16. PEST CONTROL Tenant must maintain reasonable cleanliness and promptly report pest problems. Tenant may be responsible for pest-control expenses when an infestation is caused by Tenant's conduct, negligence, failure to maintain reasonable cleanliness, or failure to promptly report the problem, to the extent permitted by law. 17. FIRE AND SAFETY Tenant must not disable, remove, or tamper with smoke detectors, carbon monoxide detectors, fire extinguishers, or other required safety equipment. Tenant must promptly notify Landlord if safety equipment is missing, damaged, or malfunctioning. Tenant must comply with applicable fire and safety requirements. 18. LOCKS AND KEYS Tenant may not change or add locks without Landlord's prior written approval, except where applicable law permits otherwise. Tenant is responsible for keys, remotes, access devices, and other property-access items provided to Tenant. Lost or damaged items may result in reasonable replacement charges as permitted by law. 19. INSURANCE AND PERSONAL PROPERTY Landlord's insurance does not insure Tenant's personal belongings. Tenant is encouraged to obtain renter's insurance covering personal property and personal liability. Tenant is responsible for their own belongings and should take reasonable precautions to protect them. 20. REPORTING DAMAGE Tenant must promptly notify Landlord of any condition that could cause additional damage to the property. Examples include: - Water leaks - Broken windows - Roof leaks - Plumbing problems - Electrical problems - Heating problems - Mold-like conditions - Pest infestations - Structural damage - Appliance failures - Security problems Failure to promptly report a problem may make Tenant responsible for additional damage caused by the delay, to the extent permitted by law. 21. MOVE-OUT RESPONSIBILITIES At the end of the lease, Tenant must: - Remove all personal belongings. - Remove all trash. - Clean the property. - Clean appliances. - Clean bathrooms. - Return all keys and access devices. - Repair Tenant-caused damage, where legally required. - Leave the property in substantially the same condition as received, excluding ordinary wear and tear. - Provide a forwarding address to Landlord. Tenant may be responsible for reasonable costs resulting from failure to comply with these requirements, subject to applicable law. 22. SECURITY DEPOSIT The security deposit may be used only as permitted by applicable law, including for legally recoverable unpaid rent, damage beyond ordinary wear and tear, or other permitted charges. Landlord will handle and return the security deposit according to applicable law. 23. LANDLORD ACCESS Landlord may enter the property for legally permitted purposes, including inspections, repairs, maintenance, showing the property, or addressing emergencies. Except in emergencies or where otherwise permitted by law, Landlord will provide any notice required by applicable law. 24. NO WAIVER OF LEGAL RIGHTS Nothing in this Agreement is intended to waive any right, duty, protection, or requirement that cannot legally be waived. If any provision of this Agreement conflicts with applicable federal, state, or local law, the applicable law will control to the extent of the conflict.
