APPLICATION POLICY FOR FAIRFIELD ESTATES We rent on a first come first serve policy to applicants who meet our rental criteria. Our criteria is as follows: It is a year lease term, then month to month. If you are still interested after the showing, EACH adult that will be residing in the house, will need to fill out an application for an EXTENSIVE credit/criminal background check. You will also need to pay a non-refundable $30 application fee which will cover the cost of a criminal background/credit check. Please submit your last 4 paystubs and contact information for your previous landlords for the last 5 years. Please read EVERYTHING before inquiring. There is no electric turned on at the premises so viewing will have to be it gets dark. There will be no last minute showings as property managers have jobs. Texting is the best way of communication. Contact the number listed or email. Landlord pays for the garbage pickup. Furniture and any other large garbage will not be picked up by the sanitation service. The tenant is responsible for the removal in a timely manner. The lawn care is maintained by the landlord. Any extra landscaping that the tenant would like completed will be the responsibility of the tenant and will not come out the rent. The rent will be paid on the first of every month. There is a grace of 5 days. After the 5th there will be a late fee. The full amount of the rent will be paid every month, it will not be divided up. Laundry hook up is provided. No washer or dryer. NO Section 8. Must have no pets (other than ESA or Service Animals with notarized letter from a certified professional)
