Tenants hereby offer to rent on the following terms and conditions.
UTILITIES: All utilities including internet, heat, air conditioning, electricity, water, Trash & lawn care are included in the rent.
PARKING: 2 parking space on the parking pad. Garage parking available upon request. Off street parking available.
USE: Tenant shall not allow guests to stay upon the premises more than 7 days per month without written consent of the owners.
SMOKING: No smoking, candles or incense of any kind allowed inside the unit.
HOUSE RULES: Tenants agree not to make any excessive noise or create any nuisance that will disturb neighbors. Tenants agree to dispose of trash in the provided rubbish bin and recycle bins on the parking pad. Tenants agree they shall not engage in any illegal activities on the premises. Tenants agree to respect the property and our neighbors, including respect for shared spaces such as the yard, grill and outdoor space, by maintaining and keeping the premises clean.
ASSIGNMENT AND SUBLETTING: Tenant shall not assign this agreement, short or long term rent or sublet any portion of the premises.
MAINTENANCE, REPAIRS, OR ALTERATIONS: Tenants acknowledge that the premises are in good order, unless otherwise indicated herein. Tenant shall, at his/her own expense, and at all times, maintain the premises in a clean and sanitary manner. Tenant shall be responsible for damages caused by tenant's negligence and that of his/her family or guests. Tenants shall not paint, paper, or otherwise redecorate without the prior consent of the owners nor will s/he add or change door locks.
DEPOSIT: The one month rent deposit is refundable. Pet deposit is non refundable.
