Our home has recently been updated with a new air conditioner, dishwasher, fridge, microwave, and nest thermostat. We have an in-home washer and dryer and laundry bar for efficient organization. It will have been freshly painted, and essentially a blank canvas so you can make the house your home ^.^! The property does have an HOA, but we will cover those costs. All you have to do is enjoy the amenities included, including a small gym, pool, maintained bike/walking paths, and club house access. The location has security gates, which allows for increased safety for residents, always a plus! You can obtain a barcode decal for faster access into the Pelican Pointe community. Nearby, you will find everything you need. You will be a short drive to Trader Joes, Nothing Bundt Cake, Pembroke Lakes Mall, Pembroke Shops, Costco, Fresh Market, LA Fitness, and so much more! We are looking for renters that are able to sign a one year lease. We do require renters to obtain their own renters insurance, but it can be any of your choosing. To get started we require first month and last month rent, we do not require an agent fee as we are the owners, woohoo! We will require that the rent be paid in full the 1st of every month, and an additional late fee of $125 will be added if not paid by the 3rd of that month. All utilities will be covered by you the renter by creating your own utility accounts, including electric (FPL) and water/sewer (Pembroke Pines Utilities). All pets are welcome, however, being pet owners ourselves we know the wear and tear our furry family members can cause, so we will require a pet deposit fee and a monthly pet fee for each pet, should you have any. :) Also, to get to know more about you, through Zillow we will have each adult complete a background check, provide their last 2 pay stubs, and have a letter of recommendation that discusses your character. We also have a non-smoking policy for the property, as the odors stick to the walls and other parts of the home. However, smoke from a bbq and fire pit are more than welcome outdoors. Just pull up a chair, sit under our covered patio, and enjoy a wonderful get together with family, friends, and even your soon to be wonderful neighbors. For maintenance, please text us directly as soon as anything happens in the property, such as a water leak, dishwasher malfunction, etc., and we will have someone pass by as soon as possible to have repairs completed. The cost will normally be completely on us, unless it is something that you yourself damage, such as sledge hammering a wall for fun, but hopefully it never comes to that haha.
