Our rental is an Animal/Pet free 2-bedroom 2 bath with an office nook duplex home. $1,700 deposit and a monthly rate of $1,700. We have a 2-person occupancy limit due to septic restrictions. There is access to Lake Norman. We provide kitchen appliances such as refrigerator, stove and dishwasher. There are washer and dryer hook ups, we do not provide the washer and dryer. The HVAC system provides heating and cooling. Gas logs are available; we do not provide the propane. Trash service and lawn care service are provided. There are no water or septic costs, due to this location is on a well and uses a septic system. The electricity service is through Energy United, we do not provide the electricity. The internet service is through Spectrum, we do not provide internet. Hard wood floors downstairs and carpet upstairs. The upstairs bathroom has a double vanity, both bathrooms are full bathrooms. There is a concrete drive with a single car garage attached to the home. The porch is screened in offering a view of Lake Norman; as well as a dock that provides access to the lake. Our rental is less than three miles from Publix grocery in Sherrills Ford. There are several fast-food restaurants as well as a few mom and pop style restaurants in Sherrills Ford. Mooresville and Denver are only a twenty-minute drive away. There are NO animals/pets allowed. We prefer no smoking. The renter is expected to comply with a 12-month lease, no subletting or usage as an Airbnb. The renter is responsible for electricity, propane gas (if usage of gas logs is desired) and internet services. The electricity is Energy United, internet is Spectrum, Gas is the renter's choice of provider. The full deposit of $1,700 in full is due at signing of lease. Rent will be pro-rated for the current month; the pro-rated monthly rent is also due in full at signing of lease. We request that rent payments are paid in the form of a check, money order or through the service Zelle. We will accept cash at the signing of the lease if necessary.
