Lease Terms & Conditions Lease Term * A 12-month lease agreement is required. Monthly Rent * Rent is $3,275.00 per month. Move-In Costs * First month's rent, security deposit, HOA fees are and any applicable pet fees/deposits are due upon lease approval and before move-in. Utilities * Tenant is responsible for all utilities, including water, electricity, gas, trash, home security, and internet & home phone services, * Utilities must remain active throughout the lease term. Renter's Insurance * Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. * Tenant shall pay a monthly HOA fee of $125.00 directly to Landlord along with the monthly rent. The HOA fee is intended to cover the costs associated with the community homeowners association and is due on the first day of each month. Small picture hooks or removable adhesive products may be used only if they do not damage the surfaces. Any holes, wall damage, or repairs required due to unauthorized alterations or mounting of items shall be the responsibility of the Tenant and may be deducted from the security deposit. Subleasing * Subleasing, short-term rentals, or assigning the lease to another party is strictly prohibited. Early Lease Termination * If the tenant breaks the lease, the tenant remains responsible for rent of $3,275.00 per month, plus utilities, and HOA until the lease expires or a qualified replacement tenant is secured and approved. Security Deposit * The security deposit is refundable upon move-out, less any deductions for damages beyond normal wear and tear, unpaid rent, cleaning, or other lease violations. Pets * Up to two pets are permitted. * Cats and small dogs under 30 pounds are allowed. * A $250 non-refundable pet fee per pet applies. * Additional pet screening or documentation may be required. Right of Entry * The landlord reserves the right to enter the property at reasonable times for inspections, maintenance, repairs, or to show the property to prospective tenants if the lease has been terminated or is being re-leased. * Except in emergencies, the landlord will provide at least 24 hours' notice before entering the property. Community Compliance * Tenants must comply with all Hackberry Creek community rules, regulations, and HOA requirements during the lease term.
