Rent amount and payment terms: The monthly rent amount is $2650 and the due date for payment shall be the 1st day of the month (the due date can be changed upon mutual agreement). Acceptable payment methods include: Venmo, Zelle, Zillow, or electronic check. 3. Security deposit: The amount of the security deposit will be $2500 and the conditions for its return include, the unit being returned in the same condition as it was initially leased, accounting for wear and tear. 4. Utilities and services: The lease includes irrigation and landscaping service. Renter/tenant is responsible for electric, sewer, water, and garbage. 5. Maintenance and repairs: Please notify via SMS or phone call to the landlord within 24 hours of a needed maintenance request or a repair. 6. Late fees and penalties: There will be a late fee of $50 if rent is paid 10 days after the due date without notice to the landlord. 7. Pets: There are no pet restrictions, however, if the pet has an accident on the carpet or wood, we expect the tenant to clean up the mess and let us know. 7.1 Pet Rent: 1 - 2 pets, $50 per month. 3+ pets, $75 per month. 8. Subleasing: The lease prohibits subleasing the property without express approval from the landlord for any sublease arrangements. 9. Insurance: The lease requires the renter to acquire proof of renters insurance for the term of their rental to protect their (the renter/tenant's) personal property. 10. Termination and renewal: The lease shall be renewed at the same rate at the end of the lease, unless the landlord notifies the renter of a change, made in writing or electronic format, at least 3 months prior to the end of the lease period. Terms of lease termination include, but not limited to non-payment for more than 45 days. 11. First and Last months rent required. Full terms available at signing.
