Lease Term This rental property is available under a 12-month lease agreement. The lease will become month-to-month after the lease term. Either party can terminate after the lease term by giving to the other party at least one month's prior written notice, to be given on the first of the month. The Tenant may not assign this lease or sublet all or any portion of the property without the Landlord's prior written consent. 2. Rental and Fees The monthly rent is due on the 1st day of each month. The Tenant shall pay the first month's rent (prorated if the first month is a partial month) at the signing of the lease. Payments can be made using all forms available under Zillow rent payment tools or other electronic payment tools mutually agreed upon. If the Tenant does not pay in full the amounts by the 5th day of the month, rent is considered late, and a late fee of $50 plus $35 for each additional day payment is not made will be charged. 3. Security Deposit A security deposit of in the amount of one (1) month of rent is required at lease signing. The deposit will be held in accordance with state law and returned after the lease ends, minus any deductions for damages beyond normal wear and tear. 4. Rules and Restrictions * Tenant agrees to abide by rules and regulations set forth by the community Homeowner's Association. * Smoking or vaping is strictly prohibited.
