It's a beautiful flat with a view of three bridges! It might be 4 bridges, actually. It depends on the day. About the place: The view is stunning. Really. It's the centerpiece in the foyer (small sitting room) and two of the bedrooms. Other stuff: + Hardwood floors throughout, except for the kitchen, which was updated with new tile in Sept 2025. + Off street (driveway) parking. Two vehicles fit in tandem easily. + Washer and Dryer. It's a nice stackable samsung set. + The rear yard (shared space) has a terraced area that we've used to plant vegetables in the past. Unless you're a crazy gardener, it's more space than you'll need/use. That said, it's long and somewhat narrow, so it's not really suitable for a kiddo play area. + The front yard (shared space) is drought resistant and has a nice patio. + Downstairs deck (dedicated space). I have a propane BBQ there that is included with the place (but you are on your own for refilling the propane). Rental terms are negotiable, but I generally request a one-year lease term. You're welcome to stay as long as you like, though. I'm asking a $2500 deposit, which is totally refundable. If you have pets, the deposit is an additional $300 for cats or dogs under 30 pounds. For a bigger dog, let's chat about it. Re "shared space" there are three flats in this lovely home, one for each floor, so you'll have someone living both above and below you. Everyone has their own parking (yours is the right side of the driveway, where two cars parked in tandem fit easily). About the photos: The place is obviously furnished/staged in the photos, but the home is being leased (generally) unfurnished. There are a few items I can offer if you really need it, like a kitchen table, and some basic kitchen utensils, but it's not much. Also, the view is REAL, it's not some sort of fakery taken with a drone or something. Both are taken from a standing position about 5 feet above the floor on the porch/landing adjacent to the entrance. About the landlord: This house has been my personal home for some time, so I know the place and the neighborhood pretty well. Ask away. Everything is tasteful, so I can't think of anything you'd really want to change in this fantastic home (maybe paint an accent wall?), but I expect to work with you for years to come, so these sorts of discussions aren't taboo. About you: As a landlord, I have two concerns: + will you take care of the place? + will you pay your rent on time? Demonstrate these two things (income verification and a reference or two generally work) and we're good to go. I will ask for a copy of your credit report, but I'm good with the free copy you can fetch yourself. If you've already paid zillow to handle this stuff for you, that's of course fantastic. Other Details: As noted above, I'm looking for a minimum of a 1 year lease term, but longer is fine too if it suits you (like if you want to lock in a price because of inflation or something) The total move-in would be only the deposit plus the first month's rent, prorated if needed. Owner covers waste removal (garbage) and expenses related to solar panels (so indirectly, but significantly subsidizes PG&E). Tenant covers water, PG&E, internet.
