    About the place: The view is stunning. Really. If you squint on a clear day you can see as far as Dumbarton on one side and the Golden Gate on the other. Other stuff: + Washer and Dryer in unit. They are the high-end stackable LG models. Nicest set I've ever used (lol)! + Hardwood floors. + Expansive deck that runs the full the width of the home. + Off street parking spot (1) included. + Not pictured, but there's a full-size fridge and a chair in a small room behind/adjacent the main room. There's also a decent size closet back there. + Lots of adjacent storage space (separate door across a hallway, near the laundry area; not pictured). + The rear yard has a terraced area that we've used to plant vegetables in the past. Unless you're a crazy gardener, it's more space than you'll need/use. That said, it's long and somewhat narrow, so it's not really suitable as a play area, e.g., kicking a soccer ball around. Rental terms are negotiable, but I generally request a one-year lease term. You're welcome to stay as long as you like, though. I'm asking a $1500 deposit, which is totally refundable. If you have pets, the deposit is an additional $300 for cats or dogs under 30 pounds. For a bigger dog, let's chat about it. The place is furnished, but if you want me to remove the furnishings, we can chat about that. I'm interested in you making the house your home, so these types of things are negotiable. There's also a large storage space that you'll have access to if you need to store a few things. The house has solar, so electricity costs are surprisingly cheap. About the photos: I don't have one handy of the washer and dryer, but they are the high-end stackable LG models. One caveat is that the patio tent pictured has seen better days -- these photos are about 18 months old. The canvas ripped, so we threw it away awhile back, and we could use some new cushions on the patio furniture. They aren't gross or anything, but a neighborhood cat ripped the upholstery at some point. Nevertheless, the view is REAL, it's not some sort of fakery taken with a drone or something. Photos are all taken from a normal standing position. About the landlord: In case it isn't obvious, there is a larger house above the studio. The main area was my personal home in the past, so I know the place and the neighborhood pretty well. I'm pretty easy going in general, so if you eventually want to paint a wall or swap out the TV, the answer will be yes -- but do check in about it. About you: As a landlord, I have two concerns: + will you take care of the place? + will you pay your rent on time? Demonstrate these two things (income verification and a reference or two generally work) and we're good to go. I will ask for a copy of your credit report, but I'm good with the free copy you can fetch yourself. Other Details: As noted above, I'm looking for a minimum of a 1 year lease term, but longer is fine too if it suits you (like if you want to lock in a price because of inflation or something) The total move-in would be only the deposit plus the first month's rent, prorated if needed. The home is available now. I work during the day like you, but will be showing the weekend of 2/1 by appointment. Re: utilities, I cover waste removal (garbage) and expenses related to solar panels (so indirectly I pay for most of your electricity). You cover water, PG&E, internet. Historically we've worked it out where internet is shared with the upstairs folks to save a few bucks, but that's up to you.
