Credit/Background Check: As part of the application process, the prospective tenant will be responsible for a 40 Dollar non-refundable credit check fee paid directly to TransUnion agency. References and pay stubs will be requested as part of this process. The terms of the lease and the rent amount are non-negotiable. Renters Insurance: A minimum of $300,000 in public liability coverage is a requirement. All tenant ages 18 and over who are residing in the unit must be listed on the policy or each can have a separate policy. Evidence of insurance needs to be submitted with the lease. Pets: All pets must be approved in writing by the Landlord. Maximum 2 pets are allowed on the property at any time. Landlord is granted access to physically inspect the property from time to time with a 24 hr. notice to the tenant. Landlord requests that tenants take care of small things like light bulb changing and costs under 100 dollars themselves, in good faith.
