Fenced in back yard for a mini dog park. Pet friendly On-site owner/property manager. Minimum lease is 6 months. Maximum lease is 12 months. Application fee is $50 per adult living in the unit (covers the cost of a background check) Renter pays all utilities (water, electricity, internet). No subletting. Owner pays for lawn care and basic insect control (primarily cockroaches and mosquitos). Renter would pay in case of German roaches or bedbug infestation (I've had issues with previous renters allowing these persistent bugs take hold; it's not pretty.) Unit comes with a refrigerator and washer/dryer Security deposit of one month rent. Pet friendly (pets need proof of certain vaccinations). I reserve the right to meet the animal first to see about noise issues and compatibility with other pets already living in the property. Dog owners are also expected to contribute towards keeping the yard clean of dog poo. Additionally I ask for an additional one half of one months rent security deposit for pets. I've had issues with a renter letting their dog pee indoors. Repeatedly. No smoking indoors, but smoking on the patio/porch is fine. No illegal drugs, under either state or federal law. So smoking outdoors, but no smoking. If you know what I mean. Which you should, because you're an adult. Basically, I'm looking for good neighbors.
