REBUILT< NOT REMODELED! 2194 sq ft New appliances, new granite counter tops, Stout finished wood floors, wood ceilings, new plaster, new stucco & new insulated metal roof. Beginning in 2014, This 1900 adobe was taken down to the adobe walls, earth beneath the floors, ceiling joists, outside 8” soil excavated away all around the house, foundation stabilized, 6 concrete reinforcement pillars installed at strategic locations (one foot squared from 40” below grade to top of wall), roof removed & concrete/rebar “bond beam” poured to tie the walls & the pillars together. The wraparound porch was installed on its own foundation & the new roof was built on the porch wall. A “French Drain” was installed around East, North & South perimeters of the house, thus taking all water 10’ away from the foundation. (no gutters to maintain) The exterior of the adobe was insulated with 2” of “Poly-Ice” rigid foam (approximately R15 + 12” of adobe), then felt papered, wired & new stucco with Elastomeric coating applied. All new PCV drain plumbing was installed with poly(pex) plumbing installed with all connections “Shark Bite” & accessible. All new electrical wiring with 200A panel & underground service installed. All new energy efficient windows & doors were installed with 9 over 9 panels to match original design. All interior ground was covered with polyethylene, 18mil building cover material for moisture/radon protection. All floor joists were removed & reinstalled level. They were then insulated with 2” of poly-ice overlaid with 6” of fiberglass insulation (approximately R-30). On top of the joist was ¾” subfloor followed with 15# felt, then the hardwood flooring. The floors in the bedrooms & closets are the original vertical grain fir from 120+ years ago. The interior walls are a mix of new traditional plaster on about half of the walls & new drywall on the other half. All ceilings (including the garage) are insulated. Above the roof decking & between the “laterals” for attaching the metal roof is 2” of poly-ice rigid foam insulation. This makes for a cooler roof & makes it hail resistant. A recent hail storm necessitated our neighbor to replace all roofs on his buildings. Ours were unharmed. The garage was built with “Rastra” concrete forms with rebar & concrete giving the walls approximately an R-40 value. There is approximately 1000 sq ft upstairs that could be finished out for extra bedrooms or another rental. A bathroom is roughed in. The central air conditioning system/ heat pump was installed new in April of 2023. Heating is Heat Pump supplied with propane “back up”. So far the system has not needed backup above 25 degrees. Otherwise propane is used only for the cook stove. The house is plumbed for natural gas. The well is 120’ deep & was new January, 2014. The pump is new as of July, 2023. Also in the well house is a 6hp air compressor plumbed into the shop (4 outlets) & 1 in the house garage. Outside has underground utilities (water & power) at 6 locations around the property with power only at another 8 locations. Patio area is drained with “French Drain”. Wraparound Porch 937 sq ft Casita 625 sq ft Plumbing, electrical & Kitchenette/bathroom all are new in March, 2014. Insulation, exterior & interior wall finishes, ceilings, flooring, roof & porch also were new in March, 2014. Casita is hardwired (underground in conduit) to shop & house for internet & Direct TV. Carport 219 sq ft Shop 1739 sq ft + 590 sq ft lockable storage Shop is hardwired to Casita & main house (underground in conduit) for internet & Direct TV. Free standing interior with 19’ ceiling. Wired for 50A 220 welder. Office is insulated & air conditioned. Bathroom is insulated & has toilet, urinal & shower.
