The resident and/or property manager is to provide a notice to vacate or request to extend 30 days before the expiration of each monthly term. Lease violations are subject to the appropriate terms of eviction. The lease is between the parties named on the lease. All residents will be named on the lease agreement. No subletting is allowed. Deposit terms: Security deposit is $500; Non-refundable cleaning deposit is $125; All damages, including cleaning costs that exceed the cleaning deposit, will be deducted from the security deposit Rent terms, Grace Period, Fees: Rent is due on the 1st calendar day of every month, and considered late after the third calendar day of every month; Late rent fee is $150 per occurrence; Breach of contract occurs if any rents and fees due are not paid in full by the 7th calendar day of every month; The resident is responsible for any unpaid rents, fees, collection, damage to the property, equipment, and furnishings, and legal fees; Rent may be collected through a 3rd party rental collection service or software. Quiet time: City and County ordinances enforce quiet time from 10:00p-7:00a. Be respectful of other residents and neighbors. Maintenance and damage: Residents are responsible for the maintenance, upkeep, and general cleanliness of all private and shared spaces, including surfaces, furnishings, decor, linens, etc. Any maintenance requests or concerns should be submitted to the property manager by text or phone call, and include the full details of the request. Residents are responsible for reporting any damages to the property manager immediately and are liable for all costs associated with repairs or replacement. Any unreported damages will be subject to a fee of $250, in addition to all costs associated with repairs or replacement. Inspection: The property manager may conduct an inspection of all private spaces upon 24-hour notice to the resident. This notice can be made in person, by text, or by phone call. Renter's insurance: Residents are responsible for retaining a renter's insurance policy for the term of their lease and all lease renewals. Residents are to provide a copy of their current policy to the property manager at initial occupancy. Any policy renewals or changes are also to be provided to the property manager within seven calendar days. Violations of lease and rules: Violations of any aspect of the lease or rules can and will result in an eviction. The resident will be liable for any unpaid rent, fees, collection, damages, and legal fees.
