Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide the landlord with a PTSR that is not more than 30 days old, as defined in 38-12-902(2.5), Colorado Revised Statutes; 2) if Applicant provides the landlord with a PTSR, the landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the landlord to access or use the PTSR. Available: June 1, 2026 Lease length: 12 months Rent: $2,700/month, due on the 1st Late fee: $50 if rent is not received by the 5th. For tenants receiving a housing subsidy, late fees are capped at $20 per Colorado law. Security Deposit: $2,700 (refundable, subject to Colorado security deposit law) Utilities: Resident responsible for all utilities (gas, electric, water/sewer, trash, internet) Renter's insurance: Required, $100,000 minimum liability coverage, landlord listed as additional interested party Notice of nonpayment: 10 days for standard tenants, 30 days for tenants receiving a housing subsidy, per Colorado law
