No minors inside the house or backyard at any time. Tenant shall maintain room in clean/safe condition Notify Landlord of needed repairs Landlord may enter room with 24 hours' notice (except in emergencies) Single occupancy only Residential use only No illegal activity permitted 1. Guest and Overnight Visitors Policy Occasional guests (no more than two at a time) are permitted during reasonable hours, and not everyday, provided they do not disrupt other tenants or overuse shared facilities (e.g., bathroom, kitchen, living spaces, pool). Overnight guests are allowed no more than one night per week, with advance notice and communication with other tenants. Extended stays (more than one night in a 7-day period) require prior written approval from the landlord. Repeated or unauthorized overnight stays may result in: Increased rent or deposit Lease termination Tenants are responsible for the conduct of their guests at all times. Guests must follow all house rules and clean up after guests. Noise levels must remain reasonable. Music, conversations, or any other noise should not disturb other tenants or neighbors. 2. Underage and Alcohol Policy Absolutely no underage drinking is allowed anywhere on the property. Tenants must not allow any underage guest to consume alcohol on the premises. Violations of this rule are grounds for immediate termination of the rental agreement and may expose the tenant to legal liability. 3. Pool Use Policy Pool use is a privilege, not a right. Tenants and their guests use the pool at their own risk. The landlord is not liable for accidents, injuries, or property loss related to pool use. No glass is permitted in or around the pool area. No swimming during inclement weather. No unsupervised guests in or near the pool. No parties or group gatherings at the pool. Each tenant may have no more than two guests at a time, unless approved in writing by the landlord. Please do not touch pool lights or solar lights that could damage them. 4. Cleanliness and Shared Areas Tenants and guests must clean up after themselves in all shared areas (kitchen, bathrooms, living room, outdoor spaces). Damages caused by tenants or their guests beyond normal wear and tear may result in deductions from the security deposit or additional charges. This includes damage to furniture, floors, walls, appliances, or outdoor property.
