Tenants should maintain fire and theft insurance for his/her personal property. 16. To use the premises only as a dwelling. Disorderly conduct shall be grounds for notice to vacate dwelling and terminate the agreement. Tenant shall restrict all sound or noise to a reasonable volume. Tenants and their guests shall conduct themselves in a manner that will not disturb their neighbor's peaceful enjoyment of the premises. 17. No loitering in gardens or landscaped areas. 18. Tenant will not transfer their interest in this agreement or sublet the premises. 19. Tenant is to be responsible for testing any smoke alarm and report any malfunction to the Lessor. The tenant certifies that the Lessor has instructed him/her in the operation of smoke detector(s) and acknowledges receipt of instruction for testing. 20. To report immediately all malfunction of equipment, failure of essential services or need for repair, tenant shall not tamper with the refrigerator, locks, doors, light (except for changing light bulbs) or other appliances or make any alterations of any nature on or to the premises. 21. Lessor shall not be liable for damages of any kind caused by the lack of water, heat, refrigeration or other services to the premises arising out of any accident, act of God or occurrence beyond the control of the Lessor. 22. That any goods, chattels, motor vehicles or other property left on the premises after termination of the tenancy by any means shall be considered abandoned and may be disposed of as provided by Washington State Law. 23. Absolutely no non-working vehicles will be allowed to sit on the property for more than three days. Tenant must move the vehicle to another location to repair the vehicle. 24. No parties with more than 8 People and/or loud music are allowed on the premises or grounds so as not to disturb their neighbor's peaceful enjoyment of the premises. 25. Keep the exterior of unit clean, no cigarette butts or debris on the property. If Landlord/Agent has to pick up cigarette butts, there will be a charge to the Tenant of $1.00 per butt.
