Applicants must be comfortable with a lot of kids playing in the cul-de-sac all day. The neighbors are trained to drive slowly and watch out for the kids. Applicants must be ok with their landlord being their neighbor, since the owner lives on the other side of the duplex. Owner pays water, sewer, and garbage. Tenant is responsible for all other utilities. A maximum of 3 vehicles are allowed on the premises. Permanent or long term use of street parking is not allowed (and there isn't much street parking anyway). Tenant is expected to maintain the backyard by mowing and edging regularly. The front yard is not included in this agreement, but is maintained by the owner. Window coverings are not included. Pets are allowed on an approval basis and will be charged pet rent of $50 per month. Pets are expected to be on-leash while on the premises, except while they are inside the house or the fully fenced backyard. Smoking/vaping is prohibited inside of the building, but allowed on the premises. The initial lease term is 1 year with rent payable in 12 equal installments on the 1st of each month. Rent is considered late if received on or after the 4th of each month and will be subject to late fees. After a successful background, credit, and reference check conducted through "My Screening Report." Applicants can move in by depositing first month's rent and the security deposit. Rent is payable by check, money order, cashiers check, cash, or electronically by a method approved by the landlord. All adult occupants must fill out an application and a screening report. We do not charge an application fee, but the screening service we use charges each adult occupant a fee of $49.95. The screening service allows for reuse of the report with other leasing companies should your application be denied. Applications will be rejecting for felony convictions involving weapons, domestic violence, sexual offenses, or other violent crimes. Applications will be rejected for bankruptcies, evictions, and collections. Poor or low credit history will be evaluated based on overall ability to pay rent. The rent payment cannot exceed 33% of the applicant(s) take home pay. References are required and will be contacted. Employment will be verified as a condition of approval.
