    The ranch starts just 3 miles south of Phillipsburg, Montana. Consisting of 2,360 acres with 7 pivots, 3 wheel lines and some hand line that irrigate 850 acres of hay and pasture ground putting up an average of 1,200 round bales hay per year and pastures 350 pairs of cows. The ranch also has a 204 head forest permit that is an easy 3 hour cattle drive to the northwest. You run by yourself on this permit, no one else runs cattle on your permitted section of the forest.Lots of water complements the ranch, with Trout Creek being the biggest creek to springs and small tributaries. Section 17 is a mountain with pine trees, big springs and has elk and deer. Ranch headquarters has a newer three bedroom home with older horse barn and a big metal calving shed that is in excellent shape, good corrals with access to the creek. The metal calving shed could be used for a small indoor riding arena. The second set of buildings lay in Section 32 right off the highway. The home and other barns are older and usable. An interesting aspect of the ranch is that it looks like there are about seven deeds. The ranch would not be to hard to subdivision if one wanted to do so. Because of the location Georgetown Lake, Discovery Ski Basin, Flint Creek Wilderness area, Missoula, 2nd largest City in Montana, and the Scenic Highway #1 to name a few of the amenities this would make an ideal investment for now and the future as a subdividable piece of property. Trout Creek runs about 2 miles through the ranch and gives you some great fishing along with duck and goose hunting. Elk are on the ranch in the early fall through late spring. 2 herds use the ranch, both have about 200 head of elk. One herd hangs out in Section 17 and the other in Section 4. The owner doesnt hunt and allows bow and rifle hunters to help keep the elk out of the hay fields.
