Tenant agrees to pay for all utilities, including electricity and telephone, used by Tenant during the term of this Lease. Tenant shall pay water and sewer charges and the cost of garbage and trash collection. In the event a condominium association or homeowners' association is currently providing any services to the Premises, including but not limited to cable, satellite TV, alarm monitoring, internet, water, trash, guarded security gate, etc., and the association discontinues such service(s), the Tenant agrees and understands that the Landlord will not be required to replace, provide, or pay for these removed services for the Tenant. The Tenant may opt to pay for such discontinued non-essential services. The Tenant will be required to pay for such discontinued essential services, including but not limited to water, sewer, and trash. The discontinuation of any such services by the association shall not be construed as a prohibited practice by the Landlord or the Agent, nor shall it constitute a default under this lease. The failure of the Tenant to retain and pay for essential services upon notice and demand shall constitute a default under this Lease. If the Tenant surrenders the Premises early, abandons the Premises, or is evicted, the Tenant shall remain responsible for all accruing utility charges for which the Tenant was responsible under this Lease.
