Renter responsible for all utilities (including summer irrigation). New heat pump system with programmable thermostat. Yearly lease, security deposit ($2600), non-refundable pet deposit ($300) & last month's rent ($2600) due at signing of lease (last month rent requirement waived if rent paid by direct deposit).
