Lease Terms & House Rules Fully Furnished Rental This home is offered fully furnished. Furnishings, appliances, kitchenware, and other items provided with the rental are intended to remain in the unit throughout the tenancy. Rent & Utilities: Monthly rent includes all standard utilities, including electricity, water, sewer, trash service, and internet/Wi-Fi. Tenant is responsible for reasonable use of utilities and for any damage or loss caused by misuse or negligence. Tenant is responsible to bring their trash cans to the curb on Wednesday morning for pick up. Holding Payment & First Month's Rent: To hold the unit for a future move-in date, one-half of the first month's rent is due upon signing the agreement. The remaining one-half of the first month's rent is due on the move-in date. The initial payment will be refundable at move-in provided the tenant takes possession of the unit and pays the remaining balance as agreed. If the tenant does not take possession as agreed, the payment may be subject to the terms of the lease and applicable North Carolina law. No Smoking Indoors: Smoking is strictly prohibited inside the home. Smoking is permitted outside on the private porch only. Cigarette butts and other smoking materials must be properly extinguished and disposed of in an appropriate container. No Parties or Events: No parties, events, or gatherings that create excessive noise, traffic, or disturbance are permitted. The home is located in a quiet residential neighborhood, and tenants are expected to be considerate of neighbors at all times. Furniture & Furnishings: Furniture may not be removed from the property, stored elsewhere, sold, discarded, exchanged, or replaced without the landlord's prior written permission. Furniture should not be moved between rooms or rearranged in a way that could damage floors, walls, furniture, or other property. Walls & Decorating: Please do not paint, wallpaper, install shelving, mount televisions, or make other alterations to the walls without prior written permission. A reasonable number of small nails or picture hooks for normal decorating may be permitted, but excessive holes, anchors, adhesive damage, or other wall damage may result in charges for repair. Care of the Property: The home should be kept clean and in good condition. Tenant is responsible for damage beyond ordinary wear and tear, including damage to furniture, appliances, fixtures, flooring, walls, doors, windows, or other furnishings. No Unauthorized Alterations No alterations, installations, or improvements may be made to the property without prior written approval. This includes changing light fixtures, hardware, locks, appliances, paint, or other permanent features. Guests Guests are welcome for reasonable visits, but the tenant may not allow another person to move into or reside in the home without prior written approval from the landlord. The tenant remains responsible for the conduct of their guests and for any damage they cause. Additional Occupants: The rental rate is based on the approved number of occupants stated in the lease. If the tenant wishes to add another person to the household, prior written approval from the landlord is required. If an additional occupant is approved, monthly rent will increase by $200 per month, beginning on the date the additional occupant moves into the property. The additional occupant must be approved by the landlord and added to the lease or otherwise documented in writing before taking up residence. No person other than the approved tenant(s) may establish residency in the property without prior written approval. Quiet Enjoyment & Neighborhood Respect: This is a quiet residential property. Excessive noise, disruptive behavior, illegal activity, or conduct that interferes with neighbors' reasonable enjoyment of their homes is not permitted. No Subleasing or Short-Term Rental The tenant may not sublease the property or list it on Airbnb, VRBO, Furnished Finder, or any other rental platform without the landlord's prior written permission. Pets: Pets are permitted only with prior approval. Any approved pet must comply with the property's pet terms and applicable lease requirements. Keys & Access : Tenant may not duplicate keys or provide keys, access codes, or other means of entry to unauthorized persons without permission. Move-Out Condition: At the end of the tenancy, the home must be returned in substantially the same condition in which it was received, reasonable wear and tear excepted. All furnishings and household items must remain in the unit and be returned to their original locations unless otherwise agreed. Respect for the Home This is someone's home, not simply an empty rental unit. Tenants are expected to treat the property, furnishings, and surrounding neighborhood with care and respect. Notice to Vacate: Tenant is required to provide the landlord with at least 30 days' written notice before vacating the property. The 30-day notice period begins on the date written notice is received by the landlord and continues for 30 consecutive days. Rent remains due throughout the full 30-day notice period, regardless of whether the tenant chooses to vacate the property before the notice period ends. For example, if a tenant provides notice on August 15, the tenant remains responsible for rent through September 14. If the tenant provides less than 30 days' notice before the desired move-out date, the tenant remains responsible for rent through the end of the applicable 30-day notice period. The tenant may not use the security deposit or any other deposit or payment in lieu of providing the required notice or paying rent due during the notice period, except as permitted by applicable law. The landlord and tenant may mutually agree in writing to an earlier termination date.
