930 N Washington is a beautiful, turn of the century Capitol Hill Mansion with a rich history and elegant arches framing a shared front porch. There is a large, shared side yard in front of the original carriage house. The home sits at the center of the most desirable location in Capitol Hill. Walkable to Trader Joes, restaurants, coffee shops, wine bars, the Cherry Creek bike/walking trail and Cheesman Park. Downtown Denver is a short bike ride away. Laundry is in the building. Large side yard and shared front porch provide great outdoor space to enjoy the wonderful Denver summers! Apartment H is a corner unit on the top floor and most of its walls are not shared with any other unit. It has a comfortable living area with a large South-facing window that lets in nice light, and a cozy bedroom with windows overlooking the front yard. We recently installed central heat and air conditioning. The hallway to the bedroom has enough space to put a desk for a home office. The apartment has more light than my pictures show. We charge $100/month for gas, water, sewer and trash, which represents a discounted portion of building utilities based on the apartment's size. We do this because we can adjust the building is centrally metered for most utilities, and it allows us to adjust for changing utility costs without changing rent (which we very rarely increase for renewals). General We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances. All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements. Credit requirements All adults must have a minimum credit score of 625 and no collections or account defaults in the last 3 years. Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition. Background check: We run background checks on all applicants who satisfy all other eligibility requirements, and consider the results in our decision process. We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.
