Occupancy Limit: Total occupancy is strictly limited to 4 residents. The Agency must maintain a guest log, available to the Landlord upon request for safety and insurance audits. Prohibitions: This is a Strictly Non-Smoking and No-Pet property. Any violation will result in a $1,000 remediation fee plus additional cleaning costs. Subleasing Policy: Subleasing to other tenants is strictly prohibited. Owner Access: The Owner reserves the right to inspect the premises with a 24-hour notice. Maintenance & "Immaculate Condition" Standards Rapid Repair Clause: The Agency agrees to a 48 72 hour window to remediate any damage (drywall, windows, flooring) caused by guests or staff. Approved Contractors: All repairs and maintenance must be performed by Owner-approved licensed and bonded professionals. Weekly Housekeeping: To maintain the home's condition, the property must be professionally cleaned weekly. Proof of a standing cleaning contract must be provided upon request. Minor Maintenance: The Agency is responsible for the cost and execution of all general maintenance tasks under $300 (e.g., light bulbs, air filters, minor clogs). Carpet Care: Carpets must be professionally cleaned every six months at the tenant's expense. Insurance, Utilities & Parking Insurance: Agency must provide a COI with a minimum of $400,000 General Liability coverage, specifically covering corporate/short-term activity, naming the Owner as "Additionally Insured." Utilities: Agency is responsible for all utilities (Water, Electric, Trash); accounts must be transferred prior to move-in. Parking: Driveway only (6-vehicle capacity). No parking on the lawn. Bucket trucks and company vans are strictly prohibited. Landscaping: Bi-weekly lawn maintenance required from April through October. Application & Screening Process To respect the privacy of current residents and the quality of the home, we utilize the following pre-tour screening process: 1. Initial Application: Must be submitted prior to requesting a showing. 2. Income Verification: Proof of steady, verifiable income required. 3. Employment Confirmation: Standard verification of current employment to ensure lease stability. 4. Scheduling Your Tour: Once qualifications are met, we will reach out to schedule a private tour. Financial Terms & Penalties The Agency may choose between the Unfurnished or Furnished leasing options. All payments are due in full on the 1st of each month. Unfurnished Option Monthly Rent: $2,300.00 Security Deposit: $4,600.00 (Equivalent to two months' rent), due upon signing. Late Fee: Rent received after the 5th of the month will incur a 5% late fee of $115.00. Furnished Option Monthly Rent: $3,200.00 Security Deposit: $6,400.00 (Equivalent to two months' rent), due upon signing. Late Fee: Rent received after the 5th of the month will incur a 5% late fee of $160.00. Smoking & Pet Policies Strict No-Smoking Policy: Smoking or vaping of any substance (including tobacco and cannabis) is strictly prohibited inside the premises. Penalties: Any violation will result in a professional remediation fee of $500.00 plus the cost of deep cleaning all fabrics and upholstery, which may be deducted from the Security Deposit. NO Pet Policy: * Due to the nature of corporate housing and the quality of the furniture, pets are NOT permitted. Unauthorized Pets: Detection of an unauthorized pet will result in a $1,000.00 fine per occurrence and the cost of professional allergen cleaning. Occupancy & Compliance Quiet Hours: The Agency shall ensure that all corporate occupants respect local noise ordinances and building quiet hours (typically 10:00 PM 8:00 AM). Property Damage: The Agency remains liable for any damage caused by corporate clients that exceeds normal wear and tear. Application & Screening Process We want to make sure this home is the right fit for you! Please review these details carefully to avoid any surprises. To protect the property and ensure a seamless move-in, we require the following: 1. Pre-Tour Application: All prospective tenants must submit an application before scheduling a tour to confirm income and verifiable employment. 2. Additional Insured: Policy must list the Landlord as "Additional Insured" or "Interested Party." Proof: A Certificate of Insurance (COI) is required prior to move-in. Occupancy & Resident Requirements Strict Occupancy Limit: Total occupancy is strictly limited to a maximum of 4 residents. Mandatory Disclosure: Every individual who will reside in the home must be explicitly listed on the lease agreement no exceptions. Guest Policy: Any guest staying longer than 7 consecutive days must be approved by the Landlord and added to the resident log to ensure compliance with insurance and safety protocols.
