The fully-fenced backyard is truly a gem, with outdoor fireplace, outdoor ceiling fan over a generous covered patio, mature native plantings, 6 garden beds with built-in drip system, large garden shed, and raccoon-proofed chicken coop and covered enclosed chicken run. Off-street parking available that can fit 2 cars. The home is conveniently located on bus line 4 and just steps from Pier Park (with an extensive frisbee golf course) and the Chimney Park dog park. It is in walking distance to downtown St. John's and the St. John's farmers market. Trash/recycling/compost included in rent; renters pay electricity and water/sewer. Pets OK with a $50/month pet rent per pet (no pet deposit). No smoking allowed in home or on property; renter's insurance is required. We will start reviewing applications at 6:00 PM on Monday, January 5. The lease duration is 12 months. We use an occupancy standard of "2+1" two persons per bedroom plus one additional person. This would mean that up to 5 people can live in the home. Renters are responsible for electricity and water/sewer; garbage, recycling, and compost is included in the rent. Basic yard maintenance is the renter's responsibility, including periodic lawn mowing, pruning, and weeding. There is a chicken coop and run for your use; chickens do not incur a "pet rent" fee; the City of Portland requires that all chickens are female and that you keep 3 or fewer chickens in city limits. If you decide to bring in chickens, we highly recommend hiring a pest control company at your expense to control rats and other pests. Fees: - If you break your lease early, the lease-break fee is 1.5x of the rent, or $3,864. - If your rent is late (after the 5th of the month), the late fee is $122.81. - Smoking is prohibited in the home. A fee of $250 per occurrence will be incurred if tenants disable smoke detectors or smoke inside the home. - Violating a policy in the rental agreement may incur a fee of $250 per occurrence.
