This prohibition applies to Tenant(s), occupants, guests, and invitees. Any damage, odor remediation, cleaning, or repairs resulting from smoking shall be the sole financial responsibility of Tenant and may be deducted from the security deposit. Pet Policy and Pet Deposit: Up to two (2) pets may be permitted on the premises with prior written approval of Landlord. Tenant shall pay a refundable pet deposit of $350 per pet prior to move-in. The pet deposit shall be refundable at the end of tenancy, less lawful deductions for pet-related damage, excessive cleaning, deodorization, or repairs attributable to pets. Pets must be properly supervised at all times and shall not create a nuisance, disturbance, or hazard. Renter's Insurance Requirement: Tenant is required to obtain and maintain renter's insurance throughout the duration of the lease term. The policy must: * Provide personal property coverage for Tenant's belongings * Remain active for the entire lease term Tenant shall provide proof of insurance prior to move-in and upon renewal of the policy if requested. Landlord shall not be responsible for loss, theft, or damage to Tenant's personal property. Failure to maintain renter's insurance shall constitute a lease violation.
